What a Wind Mitigation Inspection Actually Checks

Florida law requires insurers to offer premium discounts for construction features that help a home survive hurricane-force wind. A wind mitigation inspection documents those features on the state-approved OIR-B1-1802 form. If your home has qualifying features and no one has ever documented them, you are almost certainly paying more than you need to.

Discounts apply to the wind portion of your premium — typically the largest single component of a Florida homeowners policy. Savings vary widely by carrier, home age, and which features you have, but homeowners commonly see reductions in the range of 15% to 45% of the wind portion, and well-built newer homes can see more. The inspection frequently pays for itself in the first policy term.

The seven categories an inspector documents

1. Building Code Compliance

The year your home was built and permitted. Homes permitted after the 2002 Florida Building Code — and homes in the HVHZ after 1994 — qualify for stronger credits automatically.

2. Roof Covering

Whether your shingles, tile, or metal roof meets current Florida Building Code or Miami-Dade product approval standards, verified against permit dates and physical markings.

3. Roof Deck Attachment

The nail size and spacing fastening your roof sheathing to the trusses. 8d nails at 6"/6" spacing earns substantially more credit than older staples or 6d nails.

4. Roof-to-Wall Attachment

How the roof structure connects to the walls — toe nails, clips, single wraps, or double wraps. This is often the single largest credit on the form, and it requires attic photo documentation.

5. Roof Geometry

Hip roofs — sloped on all four sides — resist wind uplift far better than gable roofs and earn a significant discount. We measure and document the qualifying perimeter.

6. Secondary Water Resistance

A sealed roof deck beneath the covering that limits water intrusion if the covering is lost. Verified in the attic or by permit documentation.

7. Opening Protection

Impact-rated windows and doors, hurricane shutters, and rated garage doors. Every glazed opening must be protected to earn the full credit — we check labels, product approval numbers, and coverage on each opening rather than assuming.

Wind mitigation reports are generally accepted by Florida carriers for five years from the inspection date. If your roof has been replaced or you have added impact windows or shutters since your last inspection, a new report is worth ordering immediately.

4-Point Inspections

When Does a Florida Carrier Require a 4-Point?

A 4-Point inspection is an underwriting document, not a home inspection. Carriers use it to decide whether they will write or renew a policy on an older home. Most Florida insurers request one when:

Electrical

Carriers look for federal Pacific Stab-Lok and Zinsco panels, cloth or knob-and-tube wiring, aluminum branch wiring, double-tapped breakers, and open splices. Any of these can trigger a decline or a required repair before binding.

Plumbing

Polybutylene supply lines are the most frequent single cause of a declined Florida policy. Cast iron drains, galvanized supply, and water heaters past roughly 15 years also draw underwriter attention.

HVAC

Age, functional condition, and evidence of active leaks or unsafe conditions. Systems past about 15 years are commonly flagged even when still operating.

Roofing

Estimated age and remaining useful life, plus visible damage, prior repairs, and active leaks. Most carriers want to see at least three to five years of remaining life.
